JOB SPECIFICATION –SALES OFFICE EXECUTIVE

 

Reports to: Sales Office Manager

Primary Responsibilities

·         To book tours for all  Centres from in-bound enquiries and improve sales efficiency

·         To deliver the best lead conversion rates

·         To promote  culture, services, products and companies

·         To work with designated cluster GM’s to provide a central sales support resource for their cluster

·         To develop honest and fair relationships with lead brokers for the benefit of

 

Subsequent Responsibilities

      

·         Working with the  sales team to promote best practice and maximise every opportunity

·         Making sure all tours arranged are fully qualified before appointing them to the field

 

KPI’s – Bonus Structure

 

·         To incentivise the appointment of high quality tours, a monthly bonus will be paid to the SOE based on the conversion of leads received to tours appointed. This will not include tours booked by the brokers or agent line operative directly. Average conversion rates are currently 1 tour booked from every 7 enquiries, the aim of the KPI bonus is to incentivise a significant improvement on current conversion rates.

·         Conversion will be measured by calendar month and will be calculated simply from the number of enquiries allocated to the SOE in the period and the number of tours booked that show up (if the tour no shows, it will not count towards the conversion rate calculations)

·         Bonus will be claimed monthly in arrears.

 

 

Key Tasks

 

·         Using the sales database to track record and follow up every single enquiry within 15 minutes of the enquiry being allocated to you

·         Effectively planning your working day to maximise every touring appointment and communication with all enquiries allocated to you

·         Compile weekly statistics on cluster sales activity and support the Sales Office Manager in every respect to produce reports that give the company a clear national picture of sales achievements.

·         Be completely aware of the current and forecast availability within the  centre clusters allocated to you

·         Work effectively and proactively as required to support the sales activity within the clusters.

·         Adapt current working patterns to suit the business priorities as determined by the cluster GM’s

·         The management from time to time may reasonably request any other duties as it considers appropriate

 

The role of SOE is a new one to the Company and therefore this specification may be reviewed by mutual agreement and changed as appropriate.
